and Millenium is kinda far but not really. It's right off the 40 so by highway, its 10 mins drive from my place. st henri is a pretty cheap area, despite its closeness to downtown for reasons im sure we're all aware of ;)

however, you might be right about my figures being outdated. they can't be THAT different though. the statistics im using are from september/october 2003, which is not that long ago, and prices dont tend to take a sharp dive over a couple months after a steady rise for a few years prior.

anyone who follows the market, will confirm that montreal's prices for real estate and therefore generally rent prices are going up. mortgage rates are at an incredible low, and are projected to stay that way for a while.

one thing is, people are frantically buying houses, so some appartments become available and it might be the reason to what you are saying.

however, this phenomenon is temporary at best, since montreal always has an inflow of new people, and the rent WILL eventually equalize with the rest of canada (now being considerably lower), sooner or later.

i'm not really arguing, just sharing some info i've picked up on the bumpy road of buying a house...
