st henri is a pretty cheap area, despite its closeness to downtown for reasons im sure we're all aware of ;)

however, you might be right about my figures being outdated. they can't be THAT different though. the statistics im using are from september/october 2003, which is not that long ago, and prices dont tend to take a sharp dive over a couple months after a steady rise for a few years prior.

anyone who follows the market, will confirm that montreal's prices for real estate and therefore generally rent prices are going up. mortgage rates are at an incredible low, and are projected to stay that way for a while.

one thing is, people are frantically buying houses, so some appartments become available and it might be the reason to what you are saying.

however, this phenomenon is temporary at best, since montreal always has an inflow of new people, and the rent WILL eventually equalize with the rest of canada (now being considerably lower), sooner or later.

i'm not really arguing, just sharing some info i've picked up on the bumpy road of buying a house...

i had a friend that lived in that apppartment building...
i also have two friend s that live on comedy..too high price for rent....
(i pay $250 that includes heat & free cable)

St-henri's prices are deffinately going to go up.. I did an urban geography class last semester and learned a crapload of info on redevelopment of areas of Montreal... The teacher's house is in St-henri and he said the land value has gone up something like 17% since he bought it a few years ago...

One easy tip is anywhere you see condos sprouting up like hell = big increase in land value and in turn prices...

i lived in a 4 1/2 in st henri that was $575 + utilities, now that i look back on it that was kind of a rip off considering the place really wasn't that nice.

now i'm living in a 4 1/2 on st catherine and st matthew and i'll pay $700, all included. i don't know why, but i totally lucked out there. if you think about it it's pretty much the same price cause heating and hot water is included.

st henri is going to get expensive in the next 10 years cause they're building mad mad condos over there.

regardless more then 600 for a 1.5 is basically toronto prices why bother living in montreal any more when your rent is the same price as toronto where the jobs are better paying...
fuck I could rent a new place in toronto 650 all inclusive for a 1.5 in a downtown apartment and get paying at least 7k more a year with way less taxes being taken off my pay check and not have to endure this sick weather...
if mtl wants to raise its rents and housing costs in general there needs to be the jobs here that will match the living costs other wise this city is shooting it self in the foot... and will put it self back in to an ecomonic downfall all over again...

ok well Im not aware of any thing wrong with the area...
there is no less sketchyness here then there is in any other area of the city...
in fact there is less then there is in the plateau and its a lot cleaner then the pleateau and quiter to boot...

oh cmon, st henri is WAY sketchier than Plateau, unless you mean the Westmount-Jr. area which constitutes only a small edge of St-Henri.

I dont know man when I moved back to mtl from toronto I made a distinct dission to move to st henri over the pleateau becasue I found st henri to be way less stetchy then the plateau...
its quiter and way less dirty....
oh and yeah I happen to live in the westmount-jr area of st henri so to me any thing thats past the rail tracks isnt really st henri but I know that it is st henri ... there is about 2 blocks after the underpass thats gross then after that its fine...

I know St Henri has been changing, but from my past years experience 80% is the ghettoest ghetto. Crackheads in alleyways, god foresaken houses with really weirdly intersecting slumlike backyards, all kinds of thugs all over the place. Some friends-of-friends of mine got murdered around there, and from what I know those are not isolated cases.

Although granted, some of St Henri may very well be cleaner than then plateau, but thats just because there is less activity, not less sketchiness.

i like st-henri, i'm quite happy there, though my apt isnt that great, its do-able and comfortable for me and i like the location a lot.

are you sure your not mixing up st henri with the point or with little burgendy or with the eastern part of ndg? I mean what you just discribed to me was centre sud and not st henri...Ive lived in st henri for a little over a year now and its nothing like that...

there was 2 deaths in the last year in st henri and it was a domestic dispute...
and the other was in a fire....
Ive never seen any crackheads in allies or any thing like that in st henri how ever Ive seen all of waht your talking about in the plteau...

The worst parts of centre-sud are almost the stereotype of a run down area... Way worse than St-Henri is now....

Everytime I have been in st-henri it just seemed mad empty and quiet... I'd be more scared to live in a bad area in my area like the bad parts of longeuil.. THOSE are scary, and they are completely declining run down areas with little hope of becoming gentrified for a long time... and that's probably where all the poor people will be pushed to when they clear out places like centre-sud to build yuppie condo complexes and the like...

i think there are parts of st. henry that are nice and parts that are total crap. i thought living around there was kinda sketch espesialy when you would have the ocasinal guy follow you out of the insta check or the bank to try and rob you. my tactic was play stupid. "whats money?" the people around there are most probably stupid enough to belive yer stupidety

ya some parts are ghetto like matt's old crack loft. but other places are supah nice, like that old building they've restored to be an art gallery. Very nice.
